How we work
Working with us follows a fixed, five-stage process. At every stage you know what is happening, which data we are analysing and what you will receive at the end.

Five stages of engagement
Initial conversation
We start with your goal: budget, investment horizon, expected return, risk tolerance. Without this, no recommendation makes sense.
Analytical brief
Based on the conversation we prepare a shortlist of projects from our selection that match your criteria - usually two to four, not twenty.
Data and comparison
For each shortlisted project you receive a breakdown: price per m² against the area, the developer's track record, running costs, realistic rental potential and the risks we see.
On-site verification
We arrange an in-person viewing or a detailed video walkthrough of the construction site or completed project - showing the actual state of works, not renders.
Transaction support
From the reservation agreement, through due diligence with an independent law firm, to ownership registration at the Land Office and handover.
What you receive
- A shortlist of projects matched to your goal - with the reasoning behind every entry
- A comparison of prices per m² against transactions and listings in the immediate area
- An analysis of running costs and realistic rental potential, with sources
- A list of the risks we see - including the ones the developer does not mention
- Support at every stage of the transaction, up to and including ownership transfer
Response time
We reply to enquiries within 24 hours on business days. We work in the Thailand time zone (UTC+7) but are also available at hours convenient for Europe.
